Redevelopment Services Offered & Timeline

The complete redevelopment process is divided into three phases



I.              Preparation of Feasibility Report to Finalisation of Developer in GB.

II.           Preparation of MOU/DA, Approval of Layout Plans to obtaining IOD.

III.        Vacating of flats by members to obtaining of OC by the developer.



Service & Timeline for Phase I

  1. Study of all Documents and submission of feasibility report  (30 to 45 Days from appointment)
(i)            Study of all documents available with the Society pertaining to plot and building
(ii)          Study of documents of individual members – bank lien, overdue bills, legal disputes, etc.
(iii)         Survey of plot and flat by licensed surveyor 

  1. Preparing Bid Documents (2 to 3 weeks)
     On submission of draft bid documents, the Tender Notice will be advertised in the name of    
     the Society and sold by the society and cost recovered from the sale of bid documents will   
     be retained by the Society.

  1.  Analysing of Bid Documents and submission of report (30 days)
Certificate of CA/Architect will be submitted if necessary
  1. First Round Open Discussion with all bidders in the society premises.
  2. Short listing of bidders in consultation with committee members/members (will be shortlisted to 6- 8 depending on number of bids) (30 days for Sr.4&5)
  3. Site visit inspection of construction sites/ constructed buildings of shortlisted bidders. (15 days)
  4. Second Round of Discussion with shortlisted bidders in the society premises.
  5. Short listing of Bidders in consultation with committee members/members (will be shortlisted to 3 bidders) (Sr.No.7&8 - 30 days)
  6. Final Round of Discussion with shortlisted bidders (15 Days)
  7. Presentation to the GB by all the 3 final bidders. (30 Days)
  8. Selection of developer from the shortlisted 3 bidders by the GB.
  9. Issue of letter of intent to the proposed developer
  10. Liaison by developer with Registrar for final approval 
  11. End of First Part of the PMC Process.
Note : In addition to above, support in the form of drafting of Agenda & Minutes of meeting for re-development as per the requirement of the bylaws and guidelines will be offered.
