This four storied structure was built in 1979, The members signed re-development agreement with one M/s. Sarah Enterprises in 2007 (the news article in the papers states that it is M/s. Navkar Developers). 1 or 2 members are embroiled in dispute with the Society/managing committee. With the development agreement executed in 2007 the work should had commenced in 2008 or 2009 while the dispute definitely delayed the project the structural failure in a 34 year old building is surprising.
The dispute and the subsequent structural failure has now brought all the members on street and made them homeless. After another few weeks the issue will be dumped with all other pending files with the BMC and the investigations may take another 1 or 2 years and there is no immediate reprieve in sight to the 64 members.
The above case is not a isolated incident of dispute, it is the story in majority of the societies, a few members will not let their EGO fall even if the building falls. A lesson for us all.

ReplyDeleteAs per raj vaibhav Develope Agreement , Navkar builder should give 130 sq ft extra + exsting area , 10 % extra increasing rent every year . But he is not following . He is not finanicial strong developers . He is not able to start basis work even after 1 1/2 year. He is not look good developer. So i suggested do not select this developer . Only committee who have personal benefit can select this developer..

In society last meeting he promised tenant that he will start his construction work of rajvaibhav soc. before 15 Jan 2015. but still he is not able to start his work. He also promised all tenant that he will conduct meeting alternate 2 month but he is not taking. .

ReplyDeleteNo committee member is looking at the matter seriously (as they were pondered with money by the builder) and only giving false promises that the project will start soon.
Many members were deprived of their belongings by the reputed Navkar Builders. They had promised that before demolishing the building all the belongings will be handed to them. He had not fulfilled his promise.
I wonder what the Civic Authorities are doing. All the members (except the committee and builder) are helpless as day by day the cost of living is increasing and many are paying from their own pockets as no 10% increase rent was given.

After more than two year there is no progress in rajvaibhav society , but commitee is saying he is good builder ....why ??? They gave NOC to Navkar Builder for finanicail loan purpose with in few minutes discussion...... why ???

Commitee is not telling builders to come for discussion with tenants......why ???.All surrounding societies pinpointing delay of rajvaibhav , but rajvaibhav commitee members is enjoying party with builders ...??? Commitee not showing Financial statement 2013-14 and 14-15 . why ???. Commitee members works for builders in gov. office ???. Commitee not taking any written document from builders but they are giving all written document to builder......why ???. If there is any problem with civic gov body (BMC) then why commitee not going to politician leader .....why ?
If same happening then no one can save rajvaibhav tenant and society place. Many old tenant will die because of tension . No one girl will marry with unmarried young boys who is tenant of rajvaibhav because ther dont have own flat in mumbai . Married young generation will become old early age because of tension. Small kid will lost playing days in our society .
No one commitee members giving resignation because of delay its means they are satisfy with speed of redevelopement .
