Introduction

Redevelopment! Will it happen? Will it not? With more stories on failures in redevelopment process than success stories afloat in the neighborhood and members suffering on such counts it gives a really grim picture on the whole process and a big question, should we really go for it?

Our Redevelopment Consultancy began more as a Social Awareness initiative initially which gave us an opportunity to study numerous agreements and do case studies on success, failures, agreements and offers, etc. Some of the big names have had their own share of problems and projects shelved for years together. Same is the case with various laws, rules and regulations to protect the interest of the members at sometimes these become our own nemesis finally they count only in the court of law, but how many of us would really like to go there. It is of utmost priority that members set a set of precautionary guidelines and goals to safeguard their interest first.

Redevelopment has opened new avenues for everybody – Modern Additional Space & finances to Members of societies, business opportunities to PMC & Developers and additional revenue to the Government. It is important that all take advantage of these opportunities ethically. The fees of the PMC is paid by the developers, sometimes even the fees of  the Solicitors/Advocates for the society is also paid by the developers putting the whole process to a great risk. Considering scarcity of land in Mumbai while there are some developers with own PMC fronts to promote their personal interest alternatively there are some others who have formed nexus with PMC’s to promote mutual interest. It is imperative that all office bearers and members are cautious of such elements.

Taking into consideration various aspects of the development process our primary responsibility is towards the members of the society, if appointed, during the complete redevelopment process until the finalisation of the developer by the members our name is neither advertised in the newspapers on your behalf for Tender Process nor printed in the bid documents and neither will we put our display boards on your premises. Even the short listing/discussion process with the bidders will be that as of a member/ observer without disclosing our identity.
 
During the short span for us it has been a two way process. There have been instances of societies seeking our guidance for re-development at the same time we have also been approached by jittery members of societies under redevelopment process who perceive threat to their lifetime investment seeking clarity on their doubts on the re-development process and the offers received.

Our homes have been our safest investments, and our endeavor is to ensure it remains  safe during the transition from your old homes to new bigger beautiful homes. IN TIME.
